Aldar on Saadiyat Island 2026: Talay, Sei and Every Project, With Prices and Who Each Suits

Aldar on Saadiyat Island 2026: Talay, Sei and Every Project, With Prices and Who Each Suits
Quick answer

Aldar's newest Saadiyat Island launches are Talay and Talay Beach at Marsa Al Saadiyat (351 villas with 4 to 6 bedrooms, listed from about AED 12.6 to 13.5 million) and Sei Saadiyat in the Cultural District (apartments and lofts from AED 2.95 million, 5/45/50 plan, handover Q4 2030). By 27 October 2026 Talay had sold over AED 4 billion and Sei over AED 500 million. Earlier Aldar projects on the island, such as Saadiyat Lagoons, Mamsha Gardens, The Arthouse and The Row, are now bought mainly through resale.

Why Aldar's Saadiyat launches are selling fast in late 2026

Saadiyat Island is where Aldar's biggest recent sales have come from. On its Q3 2026 results call on 27 October, Aldar's CFO said Talay and Talay Beach, the first homes at Marsa Al Saadiyat, had sold over AED 4 billion since their late-September launch, and Sei, its new apartment project in the Saadiyat Cultural District, had sold over AED 500 million. Both sales fall into Q4, after the quarter Aldar reported.

The buyers are mostly not local investors flipping units. Across Aldar's UAE sales in the first nine months of 2026, resident expatriates made up 50% and overseas buyers 28%, together AED 11.3 billion or 78% of sales. In plain terms, Saadiyat is being bought by families and long-term owners from abroad and from within the UAE, which supports rents and resale values.

Talay and Talay Beach: the first homes at Marsa Al Saadiyat

Talay is Aldar's first residential community at Marsa Al Saadiyat, the AED 100 billion waterfront district that completes the Saadiyat Island masterplan. It has 351 standalone villas with four, five and six bedrooms in two gated communities: 167 villas at Talay and 184 at Talay Beach. Aldar announced it on 17 September 2026 and opened sales on 23 September.

  • Size: villas of about 5,392 to 6,778 sq ft have been listed.
  • Price: Aldar listings have shown villas from roughly AED 12.6 to 13.5 million. Talay Beach pricing has not been published, and availability changes daily after AED 4 billion in sales.
  • Design: contemporary villas with louvre details and a fountain created with Emirati artist Abdalla Almulla.
  • The district: Marsa Al Saadiyat covers about 6.4 million sq m with 8 km of coastline, and plans include three schools and an underground Etihad Rail high-speed station inside a transit hub.

Who it suits: families who want a large standalone villa near Saadiyat's beaches, schools and museums, and owners who want an early position in a new district before the marina, schools and rail link open.

Sei Saadiyat: apartments in the Cultural District

Sei is Aldar's first launch in the Saadiyat Cultural District since March 2026. The full project is 778 apartments and lofts in six buildings; the first phase of 265 homes went on sale on 16 September 2026.

  • Homes: one, two and three bedroom apartments and two bedroom lofts, about 731 to 2,651 sq ft.
  • Price: from AED 2.95 million, according to Aldar's listing.
  • Payment plan: 5% on booking, 45% during construction and 50% on handover, so a AED 2.95 million home needs about AED 147,500 to reserve.
  • Handover: expected Q4 2030.
  • Amenities: rooftop pools, spa and zen gardens and a shaded retail street, a few minutes from Louvre Abu Dhabi.

Who it suits: buyers who want a Cultural District address with a small upfront payment and most of the price due at handover in 2030. At AED 2.95 million and above, a Sei apartment is also above the AED 2 million property value used for the UAE Golden Visa.

The other Aldar addresses on Saadiyat
