FAQ

Questions owners ask us

How do I sell my property in Abu Dhabi?

Send us the property details for a free valuation based on recent registered sales in your building. Once you agree the price, you sign a listing agreement, we obtain the Madhmoun advertising permit, market the property to our buyers and on Bayut, Property Finder and Dubizzle, negotiate the offer, and complete the transfer at DARI.

How much is my property worth?

Its value depends on recent sale prices for similar units in the same building or community, the floor, view, size, condition and whether it is let. We give you a free valuation based on registered transactions, not on the highest asking price online.

How long does it take to sell?

Well-priced apartments in popular communities such as Yas Island, Al Reem and Saadiyat often receive offers within a few weeks. Once a buyer is agreed, a cash sale can transfer at DARI within days; a mortgage purchase usually takes four to six weeks.

Can I sell an off-plan property before handover?

Yes, in most projects, once you have paid the minimum percentage the developer requires. We check your developer's resale conditions and fees first, then market the unit with your remaining payment plan clearly explained to buyers.

What documents do I need to sell or rent out?

Your title deed, or the sale and purchase agreement for an off-plan unit, your passport and Emirates ID, and a service charge clearance. Some developers also require a no-objection certificate. If you live abroad, a power of attorney lets us complete everything for you.

How much does it cost to sell with VIP Properties?

The valuation and advice are free. Our commission is agreed in writing before we list, and there is nothing to pay unless the property sells. The 2% Abu Dhabi transfer fee and any developer fees are set out in the sale agreement.

Can you find a tenant and handle the lease?

Yes. We market the property, screen tenants, agree the rent and number of cheques, prepare the tenancy contract and register it with Tawtheeq, so the lease is valid from day one.

Can I sell or rent out my property while living abroad?

Yes. Many of our sellers live outside the UAE. We handle viewings, offers and paperwork, keep you updated on WhatsApp, and complete the transfer or lease with a power of attorney.
