Which Aldar apartments on Yas Island can you still buy in 2026?

Most of Aldar's recent Yas Island apartment launches sold out at or soon after launch. Yas Living sold out within days in October 2025. Yas Riva Residences is listed as sold out by a major portal. Yas Golf Collection now trades mainly on the resale market. The newer launches, Yas Park Place and The Canopies at Yas Point, are where primary stock is most likely to exist.

Check before you commit. This guide is dated 18 October 2026. We could not confirm live unit availability on Aldar's own channels. Treat every "sold out" or "available" label below as a prompt to ask Aldar or your broker for the current inventory list.

How do Yas Living, Yas Riva and Yas Golf Collection compare?

The table lists what we could verify. Figures marked "third-party" come from listing sites, not from Aldar.

Are Yas Living and Yas Riva sold out?

Yes for the original releases, based on Aldar's own announcements. Yas Living by Aldar was announced as sold out on 14 October 2025. Aldar reported over AED 1.3bn in sales. It said expatriate and international buyers made up 65% of sales and 71% of customers were new to Aldar.

Yas Riva needs care because two projects share the name:

• Yas Riva (2024): Aldar said it sold out on launch day, 16 September 2024, with over AED 1.4bn in sales. See Yas Riva by Aldar.
• Yas Riva Residences (2025): Aldar announced it on 18 November 2025 as 950 apartments, studios to three bedrooms, along the Yas canal. Sales opened on 5 December for all nationalities. See Yas Riva Residences by Aldar.

Property Finder lists Yas Riva Residences as sold out with a Q4 2029 delivery. We did not find an Aldar statement confirming that, so ask for written confirmation.

If a unit in a sold-out building appears, it is an assignment or resale from an existing buyer. Price it against the original launch price and check the developer's transfer rules and fees.

Can you buy Yas Golf Collection property now?

You can, but mostly from other owners. Yas Golf Collection launched in July 2022 as a AED 1.7bn project. The National reported that larger units suited investors planning short-term leasing. Sales opened to all nationalities from 23 July 2022.

Third-party sites give launch prices from roughly AED 735K to AED 750K and handover between 2025 and Q1 2026. These dates differ by site. Confirm the completion status of the specific building before you pay a deposit. Completed stock lets you inspect the unit, see service charges and check actual rents.

Which newer Yas Island launches are open?

Two launches from 2026 are the main primary-market options.

• Yas Park Place: Aldar launched the first phase on 14 April 2026. Gulf News reported on 23 April 2026 that 80% of released units had sold, with sales above AED 800m. Residents and international buyers made up 54% of sales.
• The Canopies at Yas Point: Aldar unveiled Yas Point on 10 July 2026 as an AED 6bn waterfront destination. The Canopies is the first residential launch, with 592 apartments across six mid-rise buildings. Sales were reported to start on 29 July 2026.

What payment plans do these communities use?

Aldar's Yas launches use a mix of a small booking payment and construction-linked instalments. Reported structures:

• Yas Living: third-party sites report 5% on booking and a 65/35 split between construction and handover.
• Yas Riva Residences: third-party data shows 5% down at launch.
• The Canopies: third-party sites report a 55/45 plan.

These are launch terms from listing sites. Aldar can change plans by phase and by building. Ask for the signed payment schedule, not a brochure.

What this means for buyers

• Market backdrop: Aldar reported H1 2026 UAE sales of AED 9.4bn, 46% lower than a year earlier. Q2 UAE sales fell 61% to AED 3.5bn. Fewer launches means less primary stock, so sold-out labels matter.
• Want a new-build price and a later handover: look at Yas Park Place or The Canopies, after confirming stock.
• Want a completed unit and a quick rental: look at Yas Golf Collection resale and compare asking prices with recent sales.
• Want Yas Living or Yas Riva Residences: expect a resale premium or discount to the launch price. Verify the paid-to-date amount and the developer's transfer fee.
