Ask now
What is Marsa Al Saadiyat?

Marsa Al Saadiyat is Aldar's AED 100 billion waterfront district on Saadiyat Island, Abu Dhabi, and the final phase of the island's masterplan. It covers about 6.4 million sqm with around 8 km of coastline, a marina for up to 350 boats, hotels, schools and homes for more than 58,000 residents. It was announced in July 2026 and was formerly called Saadiyat Marina District.

Where is Marsa Al Saadiyat?

It is on Saadiyat Island in Abu Dhabi (not Dubai), on the island's eastern shoreline next to the Saadiyat Cultural District and NYU Abu Dhabi. Published drive times from Talay are about 7 minutes to ADNEC, 13 minutes to Sheikh Zayed Grand Mosque and 15 minutes to Abu Dhabi Mall.

What is the starting price at Marsa Al Saadiyat?

Villas at Talay start from AED 13.5 million for a 4-bedroom of about 502 sqm. 5-bedroom villas (about 582 sqm) start from AED 15.5 million and 6-bedroom villas (about 638 sqm) from AED 17.2 million. That works out at roughly AED 2,500 per sq ft of built-up area. Prices for later phases have not been announced.

What is the payment plan?

Talay was launched with a 50/50 plan: 5% on booking, then 45% in scheduled instalments from March 2027 to June 2029, and 50% on handover. Nothing is payable after handover. The exact schedule is confirmed in the sales offer before you reserve.

When will the homes be ready?

Handover is estimated from the fourth quarter of 2029 for Talay and from the fourth quarter of 2030 for Talay Beach. These are developer estimates and can change. The wider district will be delivered in phases and a full completion date has not been announced.

How many villas are there, and what is the difference between Talay and Talay Beach?

Talay has 167 villas and Talay Beach has 184, so 351 in total. All are standalone 4, 5 or 6-bedroom villas with private backyards. Talay Beach is the neighbouring collection and is handed over about a year later. Ask an advisor for the current price list for each.

Can foreigners buy at Marsa Al Saadiyat?

Yes. Saadiyat Island is a designated freehold investment zone in Abu Dhabi, so foreign nationals, including non-residents, can generally buy and fully own property here. An advisor confirms the exact process for your nationality.

Does buying here qualify for a Golden Visa?

UAE property worth AED 2 million or more can qualify the owner for the 10-year Golden Visa, and Talay villas are priced well above that. Rules for off-plan purchases can differ from completed homes, so confirm your case with an advisor before you rely on it.

What fees are there on top of the price?

Abu Dhabi charges a 2% property transfer fee (through ADREC), plus smaller registration and administration fees. Service charges for Marsa Al Saadiyat have not been published yet. Your advisor gives you the full cost breakdown before you reserve.

Is Marsa Al Saadiyat a good investment?

It combines a scarce waterfront location, a master developer with a long record on Saadiyat and first-phase entry pricing. But returns are never guaranteed, construction takes years, and ultra-luxury villas are usually bought for capital growth and lifestyle rather than rental yield. Compare the price per sq ft with completed homes on Saadiyat, and ask an advisor for current comparisons.

What else will be built, and when will apartments be released?

The masterplan includes private mansions, luxury villas, waterfront apartments and branded residences, plus a marina, two luxury hotels, schools, retail, the 6,000-seat Dar al Funoon performing arts venue and an underground Etihad Rail station. Only Talay and Talay Beach have been released so far. Prices and dates for apartments, mansions and branded residences have not been announced. Register your interest to hear first.

Are there schools nearby?

Yes. Cranleigh Abu Dhabi and the American Community School are among the schools close to Talay, NYU Abu Dhabi is next door, and three schools are planned inside the district.

What is there to do at Marsa Al Saadiyat?

Plans include about 5.6 km of public beach, a marina for up to 350 boats with a yacht club, a waterfront promenade, 140 km of walking trails and 46 km of cycling routes, a central park, two luxury hotels and the Dar al Funoon performing arts venue by Frank Gehry (planned opening 2030).

Is there a train station?

An underground Etihad Rail high-speed station is planned within Marsa Al Saadiyat. Its opening date and passenger services have not been confirmed.

How do I reserve a villa?

Register your interest with us, with no obligation. An advisor sends the brochure, floor plans and the units still available, helps you choose a villa, and guides the booking: a 5% booking payment, then the sales agreement, with payments held in the project's regulated escrow account.
