Abu Dhabi property is worth buying in 2026 for buyers with a 3–5 year horizon who pick the location and payment plan carefully. Savills counted 6,085 home deals worth Dh21.5bn in Q3 2026, with value up 32% year on year and luxury deals above Dh10m up 104%. Deal volumes fell 19% from Q2, so the market is selective, not rushed.
Is Abu Dhabi property worth buying after the Q3 2026 data?
Yes, for buyers with a 3–5 year horizon who choose the location and the payment plan with care. Savills Middle East reported 6,085 residential transactions worth Dh21.5bn in Q3 2026. Value was 32% above Q3 2025, even though the deal count fell. Prices are still rising. Apartments averaged Dh22,700 per sq m, up 9% year on year.
The market is shifting from a volume rush to a selective, higher-ticket phase. This is general market information, not financial advice.
What did Abu Dhabi record in Q3 2026?
Savills published its Market in Minutes report on 20 October 2026. The main figures:
- 6,085 transactions worth Dh21.5bn.
- Transactions down 19% on Q2 and 7% on Q3 2025.
- Sales value up 32% on Q3 2025.
- Apartments at Dh22,700 per sq m (+9% year on year). Villas and townhouses at Dh18,200 per sq m (+8%).
- Rental deals at 50,500, up 29% on Q2. Renewals made up 68%.
The wider picture is stronger. The Abu Dhabi Real Estate Centre (ADREC) reports Dh95.8bn across 21,416 registered home sales from January to September 2026. Total real estate transaction value reached Dh175.7bn. Q3 is a cooler quarter inside a very strong year.
Data providers use different scopes. A third-party register tracker lists 6,691 sales worth Dh32.58bn for Q3. It appears to count a wider set of deals, including plots. Use each source for direction, not for exact comparison.
How do off-plan and ready homes compare in Q3 2026?
| Measure | Off-plan | Ready |
|---|---|---|
| Share of Q3 residential deals (Savills) | 81% | About 19% (remainder) |
| Average deal value, Q3 2026 (Savills) | Dh5m | Dh2.8m |
| Average value change (Savills) | +15% vs Q2, +40% vs Q3 2025 | Not reported |
| Share of deals above Dh10m (Savills) | 95% | 5% |
| Share of H1 2026 residential sales value (ADREC) | 89% | About 11% |
| Ready purchases paid in cash, H1 2026 (ADREC) | n/a | 61% |
The off-plan average is almost double the ready average. Projectory's analysis of the ADREC register shows that large villa releases on Hudayriyat, Saadiyat, Ramhan and Fahid lifted H1 value. Averages are skewed by these big releases. Do not treat Dh5m as a typical budget.
ADREC also found that ten developers made 90% of off-plan primary sales in H1 2026. Developer track record matters.
How does luxury compare with the mid-market?
Savills counted 582 deals above Dh10m in Q3 2026. That is up 35% on Q2 and 104% on Q3 2025. About 9.6% of all Q3 deals were above Dh10m (our calculation from Savills figures).
The H1 2026 ADREC register, analysed by Projectory, shows how value is split by price band:
| Price band (H1 2026) | Share of home sales | Share of home value |
|---|---|---|
| Under Dh1m | 11.7% | 2.0% |
| Dh1m–2m | 26.3% | 9.0% |
| Dh2m–5m | 40.9% | 28.7% |
| Dh5m–10m | 11.9% | 19.0% |
| Above Dh10m | 9.1% | 41.4% |
The same analysis counts 1,406 sales above Dh10m in H1 2026, against 270 in H1 2025. The mid-market of Dh1m–5m made up about 67% of H1 sales but about 38% of value (our calculation). A small number of high-value deals drives the luxury headline. Most buyers still transact between Dh1m and Dh5m.
Where are the entry points on Saadiyat, Yas and Reem?
| Area | Latest data signal | Entry reference | Plan reported |
|---|---|---|---|
| Saadiyat Island | H1 sales Dh13.3bn (ADREC). Apartment average Dh43,100 per sq m, +21% year on year (Gulf News) | Talay villas from Dh13.5m | 50/50. Handover Q4 2029 (Talay), Q4 2030 (Talay Beach) |
| Yas Island | H1 sales Dh7.3bn (ADREC). Gardenia Bay logged 150 off-plan sales in Q3 (register tracker) | Gardenia Bay apartments from about Dh805,000–Dh980,000 in listings | 50/50 in most listings, 5% down in some. Handover mostly 2027 |
| Al Reem Island | Reem and Al Maryah H1 sales Dh10.5bn (ADREC). Most Q3 sales by volume at 1,391 (register tracker) | Confirm per building. Citywide H1 median apartment price was Dh2.02m (Projectory) | Varies by developer |
Saadiyat. Saadiyat apartments average about 1.9 times the citywide apartment price per sq m (Dh43,100 against Dh22,700). Talay at Marsa Al Saadiyat is the first residential release in the new waterfront district. It has 167 villas at Talay and 184 at Talay Beach.
Yas. Gardenia Bay is the lower-ticket entry on Yas Island. Listings differ on price, plan and handover date. Ask for the official price list before you decide.
Reem. The Al Reem Island area leads on deal count. ADREC also lists it as the largest investment zone, with about 27,500 units. Large stock means you must compare buildings, not just the island.
Payment plans change by launch. Read the signed schedule, not the brochure summary. Check the booking amount, instalment dates and the registration fee. One listing quotes a 2% government fee.
What this means for buyers
- Budget Dh1m–5m: this is where most deals happen. Compare off-plan apartments on Yas and Reem with ready stock. The ready average was Dh2.8m in Q3.
- Budget above Dh10m: 95% of these deals are off-plan. Expect handovers in 2029–2030 for Saadiyat villas. Plan your cash flow to match.
- Fewer deals: volumes fell 19% in Q3. You have more time to compare projects before you pay a deposit.
- Supply: ADREC projects about 71,000 more units by 2030, with deliveries peaking in 2028. Savills puts the figure near 68,000. Check what else completes near your handover year.
- Foreign demand: foreign buyers made up 70% of residential sales value in H1 2026 (Savills). Resale liquidity depends on that demand continuing.
