Overview

Yas Riva Residences is a waterfront apartment community by Aldar on Yas Island in Abu Dhabi. Aldar announced the project in November 2025 and opened sales on 5 December 2025. It has 950 apartments in six mid-rise buildings along the island's canal. Homes range from studios to three-bedroom units, and every apartment has a private balcony looking out over the canal, the sea or the island.

The design takes its cue from modernist architecture. At its centre is The Pavilion, a shared hub with a café and a social kitchen, inspired by Barcelona's well-known modernist pavilion. Aldar is targeting Estidama Pearl 3 certification and Fitwel 2 standards for the community.

Location

The community sits on the northern coast of Yas Island, next to Yas Riva, Aldar's earlier villa community, which sold out on its launch day. Residents are close to the island's theme parks, entertainment venues, schools, parks and shopping. Existing roads link Yas Island to Zayed International Airport, Fahid Island, Saadiyat Island and central Abu Dhabi within a short drive.
